Plan Tear-Off and Decking Changes
Set evidence, unit pricing, and approval rules for conditions concealed before removal.
Document the actual condition
Decking and some flashing remain concealed until the existing covering and underlayment are removed. Attic photographs and repair history can help planning but do not establish every area. The contract should therefore describe the assumed substrate, included quantities, and conditions that require a stop and further review.
Set the inspection questions
Before work starts, decide how exposed decking will be inspected, photographed, measured, temporarily protected, and presented to the named authorizer. Unit pricing should state material and measurement standards. Structural or extensive deterioration needs an escalation path rather than an open-ended field instruction.
Write a comparable scope
Require location-marked photos and written authorization before additional permanent work is concealed. At closeout, reconcile actual quantities and approved changes against the original roof diagram and invoice. This turns a hidden-condition allowance into a traceable process instead of a blank authorization issued while the roof is open.
Preserve the decision record
Choose a consistent measurement unit before bids are accepted and state whether labor, disposal, fasteners, and material are included in that unit price. Establish a communication method that reaches the authorizer while the area is exposed. If authorization is unavailable, the weather-protection and work-stoppage plan should already be written.
- Choose the decking measurement unit before construction begins
- Name the authorizer available during active tear-off
